The Miami real estate market is currently showing two distinct dynamics: buyers are gaining more negotiating power in the condo market, while high-end and ultra-luxury properties continue to attract significant demand.

Miami Beach: Buyers Are Regaining Negotiating Power

In Miami Beach, condos are currently selling for approximately 94% of their asking price on average, while properties are also taking longer to sell.

This reflects a market that has become more favorable to buyers compared with recent years. Buyers now have more inventory to choose from and can afford to be increasingly selective, particularly when considering older properties, units requiring renovation, or listings that entered the market at overly ambitious prices.

That does not mean every property is subject to significant negotiation. Well-located, renovated and properly priced properties continue to generate solid demand.

$249.4M in Luxury Properties Under Contract in One Week

At the upper end of the market, activity remains strong. Twenty-two luxury properties went under contract across Miami-Dade over the past week, representing a combined $249.4 million in asking volume.

The figures illustrate the continued resilience of Miami’s luxury market. Rare properties — particularly waterfront homes, new construction and residences in exceptional locations — continue to attract buyers with significant purchasing power.

What Buyers and Investors Should Take Away

Miami is becoming more selective, but not necessarily less active.

For buyers and investors, current conditions may provide better opportunities to negotiate than in recent years. The key, however, is distinguishing genuinely scarce and desirable properties from those that still need to adjust to today’s market conditions.
