The recent contract on a $33 million waterfront house on Hibiscus Island led last week’s highest-priced real estate deals in Miami-Dade County.

The residence at 320 South Hibiscus Drive, owned by real estate investor and game publisher Kevin Segalla and his wife Michele, features 7 bedrooms and 7 bathrooms across 7,818 square feet. 

This pending sale topped the Eklund-Gomes luxury contracts report, which monitors transactions of properties priced above $4,000,000. Between May 13 and May 19, buyers signed 20 contracts with a combined asking price of $199,200,000 million, showing an increase from the previous week. The week’s report detailed seven condo contracts and 13 single-family home contracts.

The second highest contract was nearly $20,000,000 for a penthouse at the Ritz-Carlton Residences, Miami Beach. This 5,936-square-foot condominium has 4 bedrooms and 4 bathrooms and is represented by Grace Dieterich at Coldwell Banker. The property was previously acquired for $15,000,000 in 2021 by a company associated with James and Amy Dieterich, according to property records.

On average, the single-family homes priced at $4,000,000 and above that went under contract last week had been on the market for 118 days, totaling $137,500,000 in asking price. The luxury condos sold last week had been on the market for an average of 139 days, with an average price of $2,227 per square foot, reaching a total asking price of $61,700,000.

Comparatively, in New York, there were 23 homes that went under contract last week with a combined asking price of $207,900,000 , and these homes had spent an average of 859 days on the market according to the Olshan report.
