Home values in South Florida are still rising, but not as much as they were.

This summer 2023, the highest home value of any of South Florida’s ZIP codes was Miami’s Northeast Coconut Grove, with a nearly 11% increase in home value. In contrast, housing prices in South Florida soared more than 30% in several neighborhoods last year, indicating a possible slowdown.

Due to increased mortgage rates, the volume of home sales has decreased. According to Florida Realtors, the number of single-family home sales decreased by 9% in June 2023 compared to the same month last year, while condo sales decreased by 15%.

However,  housing prices are still rising as a result of wealthy purchasers and investors. According to a Florida Realtors survey, the median sales price for single-family houses in the tri-county area (Palm Beach, Broward, & Miami-Dade) increased by 3.9% from the previous year to $623,000 in June. The median sales price for condos increased by 3% over the previous year to $340,000.

This shows the resilience and strength of the real estate market in South Florida.
