Redwood Dev Co obtained approval for a 2,193-unit residential complex in North Miami, one of the largest projects in the city’s western region.
The North Miami City Council unanimously voted to approve eight 18-story buildings, 121,500 square feet of commercial space, and 4,114 parking spaces. The project will span a 27.7-acre site that includes Claude Pepper Park and an adjacent vacant lot.
The project, designed by Kobi Karp, will include renovations to Claude Pepper Park with a new amphitheater, a public pool, a multipurpose field, a baseball field, and basketball and tennis courts. The Joe Celestin Center, a community center, will be expanded with new classrooms, a computer room, a kitchen, a gym, and a banquet hall.
The development could include medical facilities and senior housing units, as well as a supermarket, possibly an Aldi.
Mayor Alix Desulme emphasized that the city has considered renovating these sites for eight years. In 2022, North Miami selected Redwood Dev Co for the project. Last year, the city designated the site as the Joe Celestin Global Planned Corridor Development Overlay District, increasing development capacity.
Redwood Dev Co, a joint venture between BAS Holdings Investments and Winston Capital Partners, negotiated a 99-year lease and obtained a conditional use permit in May. Most of the units will be apartments, although condos are also being considered.
The project will not use the Live Local Act but could include affordable housing units. Some residents have raised concerns about the height of the 18-story towers and the impact on traffic.
Redwood Dev Co has increased its investments in South Florida, including residential projects and an apartment complex in Opa-locka. The largest project currently underway in North Miami is SoLé Mia, approved for nearly 6,000 residential units and 258,200 square feet of office space.
